As the name implies, Khata is an Urdu word for maintaining the accounts on the property. A Khata Certificate is required in the case of a transfer or at the time of the new registration of the property. A Khata Certificate cannot be used in place of a Transfer Deed.

Online Process of BDA Khata Transfer 

The applicant must follow the procedure below to obtain an Online BDA Khata Transfer. 

  • Visiting the Seva Sindhu Portal: The first step in obtaining the BDA Khata Transfer is to visit the Seva Sindhu Portal. The Sakala Online service is available only for properties under the jurisdiction of the BBMP (Bruhat Bengaluru Mahanagara Palike) and not for properties within the BDA (Bangalore Development Authority) limits or those approved by the BDA. Therefore, please do not use the Sakala website for BDA Khata transfer.
  • Selecting the appropriate option: The next step in the process of obtaining a BDA Khata Transfer is selecting the Department and Services from the available options.
  • Selecting the BDA: The applicant must then scroll to page 5 of the options so visible and select the Bangalore Development Authority. 
  • Selecting the Khata: The applicant is required to select the option “Application for New E-Khata” if the applicant is applying for the Khata Certificate for the very first time, but if the Khata Certificate has already been issued upon the property, then the option “Application for E-Khata Transfer” is required to be selected. 
  • Login to the Portal for Applying for Services: The applicant is then redirected to the login page to apply for services. If the applicant is a new user, they need to open a new account, or if they already have an account, they need to insert the account details. 
  • Application for E-Khata: The next step after login to the services portal is to search and select the Application for E-Khata Transfer.
  • Filing the Application Form: The next step is to file the application form, which requires filling in all the relevant property details, property schedule, applicant’s name and address, etc. 
  • Uploading Relevant Documentation: After filling out the application form the applicant is required to annex all the documents related to the property and the photo of the applicant.
  • E-Signature: The applicant is required to verify all this information by e-signing the application form. 

Tracking and Downloading the BDA Khata Transfer

The processing time of the BDA application is 30 working days; however, the applicant is suggested to periodically visit the Seva Sindhu Portal to check the status of the application. 

  • Login to the Portal: The applicant must log in to the Portal and click on the track status. Initially, the status shows in progress, which gradually changes to verified and approved. 
  • Payment of the Khata Transfer Fees: As soon as the application status changes to verified, the applicant is required to visit the Bangalore One center to pay the Khata Transfer fees. 
  • Downloading the Certificate: The E-Khata Certificate is ready within 4 working days after making the payment. The applicant can then download the Khata Certificate from the Portal. 

Offline Process of BDA Khata Transfer 

The steps that the applicant is required to follow for the BDA Khata Transfer are nearly the same as those for the Online Process. Let’s understand about this process in more detail: 

  • Document Verification: The first step towards obtaining the BDA Khata Certificate is to submit the documents mentioned above to the office of the Jurisdictional Assistant Revenue. 
  • Obtaining Khata Extract: The next step is to obtain the latest Khata Extract from the local municipal office. If the property is outside the jurisdiction of the BDA, a copy of the Khata B Certificate must also be obtained. 
  • Visiting the BBMP Office: The applicant is required to visit the BBMP Office to present an application for obtaining the necessary Khata Transfer along with the necessary documents, fees, and Stamp Duty. 
  • Verification: After the government completes the final verification, the Khata Transfer process is completed by the issuance of the updated Khata Transfer Certificate. 
  • Collecting the Updated Khata Certificate: Lastly, the applicant is required to collect their Khata Certificate from the BBMP office. 

Charges for BDA Khata Transfer

The fee for transferring a BDA Khata is roughly 2% of the stamp duty on your sale deed. For example:

  • If the property is purchased for Rs. 40 Lakh,
  • The stamp duty, which is 5% of the purchase value, would be Rs. 2 Lakh (calculated as Rs. 40 Lakh x 5%).
  • Consequently, the Khata transfer fee would be Rs. 4,000 (calculated as Rs. 2 Lakh x 2%).
