  • Obtaining the attested copy of the Sale Deed: 

The first step in the process of transferring the BDA Khata Certificate to BBMP is to obtain an attested copy of the Sale Deed from the office of the notary

  • Obtaining the Encumbrance Certificate: 

The second step in the process of transferring the BDA Khata Certificate to BBMP is to obtain an encumbrance certificate from the office of the sub-registrar accompanied by a copy of the Sale Deed. 

  • Obtain the Application Form: 

The third step in the process of transferring the BDA Khata to BBMP is to obtain an application form that is available in the BBMP office.

After filing the application form the next step in the process is to submit the application form along with all the relevant documents as discussed above thereby obtaining the acknowledgment form. 

  • Property Assessment: 

The revenue department officers will visit the property to assess its true situation. The area, the property’s value, and the probable taxes that may be imposed on the property will be communicated to the applicant after the visit of the revenue officer. 

  • Registration Fees: 

The applicant is then required to pay the stamp duty as the registration fee which is 2% of the sale value of the property. 

  • Payment of the Property Taxes: 

After the payment of the registration fees, the applicant will be notified of the pending property taxes, and they will be required to pay off these pending taxes to complete the process of registering the transfer of the Khata Certificate. 

  • Issuance of the Updated Khata Certificate: 

As soon as the applicant makes all the payment dues of the property taxes the transfer of BDA Khata Certificate to BBMP Khata is completed.

Khata Transfer Charges is the 2% of the stamp duty of the Sale Deed of the property is required to be paid by the applicant.
